Our Location

Our rental office is located in the Ocean Properties Building at 3500 S. Atlantic Avenue, New Smyrna Beach, FL 32169.  It is located right across the street from the white, sandy beach that has made this area famous.  This central location allows our rental guests an easy check-in, 7-days a week.  Having our guests check-in at our office allows us the face-to-face contact that we feel provides a more personalized service.  Being 5-15 minutes from every property we rent allows us to provide superior costumer service with any maintenance issues, lock-outs or other problems our guests me have during their stay.  This central location also allows us to have contact with thousands of beachside visitors and potential renters.
 

Marketing Campaign

Our marketing campaign is implemented and managed by our highly experienced and motivated team of marketing professionals.  They utilize many media forms such as full color brochures, post cards, newsletters, online marketing websites, and local, national and international travel-oriented publications.  Our demographic research helps us determine when and where our advertising should be placed.

Sometimes you have to think outside the box when marketing rental properties.  Ocean Properties is proud of our Traveling RV bus, complete with Ocean Properties signage and contact phone number on side.  Our bus travels around town on busy weeks and can be found parked at various community events to help promote our rentals.  Full color brochures and business cards our handed out to those inquiring.

Web Advantage

Keeping up with technology is no problem for Ocean Properties Vacation Rentals, Inc.  Our website offers online booking, visual tours, up-to-date information on our vacation rentals and rates.  Our website allows us to reach vacation travelers worldwide.  Our Online Booking Interface provides a direct link between our web page and our software allowing prospective guests, travel agents, wholesalers and owners to query availability and request or confirm an online booking.  Currently, online booking accounts for 15% of all rentals.  We expect this number to increase monthly as customers become more aware of the ease and security with which a vacation rental can be viewed and booked from their own home. Through our website, renters can also purchase their Travel Protection.  Another one-stop advantage offered by Ocean Properties Vacation Rentals, Inc.
 
Ocean Properties Vacation Rentals, Inc. offers our owners the web advantage as well.  Owners have access to their online account which offers a variety of tools specifically related to their property.  Owners can view their availability calendar, block off dates for personal use, view upcoming reservations, insert maintenance requests and more.  We feel this is an excellent tool to keep our owners up to date on rental activity and provides another great tool to service our owners. 
 

24-Hour Service

For you and your renters convenience, our phone is answered 24-hours a day.  Calls after normal business hours are electronically forwarded to an answering service, which in turn will locate and contact the person who is best qualified to see to you or your guests needs and requests.


OFFICE HOURS:  Monday-Saturday:  8:30am-6:00pm
                         Sunday: 8:30am-5:00pm

We are committed to guest service.  Our front desk team welcomes each guest with a friendly smile and answers any questions that the guest may have upon check-in.  Our team answers any guest inquires and anticipates guests needs by maintaining in-home directories and welcome packets.  
 

Maintenance Staff

We are the only local full service real estate firm that has an in-house maintenance staff to keep our vacation rental guests and owners satisfied.  Our team of maintenance technicians treat each property with the highest regard.  The maintenance staff is available 7-days a week in order to respond to any repairs or emergencies that might surface.  We also contract with many local vendors, who are licensed and insured, for repairs outside the scope.


Housekeeping

A representative from our staff will inspect your unit before it is placed in our rental program.  Cleanliness is a MUST.  We will arrange for cleaning to be preformed after each guest’s departure, unless special arrangements have been made IN ADVANCE.  Properties are inspected prior to guest arrival and after each guest’s departure to maintain the integrity of your property and to report any damage beyond normal wear and tear.   For owner stays, cleaning will be scheduled upon owner departure unless owner informs us otherwise.  Owners may use their property as often as they wish, however, confirmed reservations must take precedence.
 

Quality Control Specialist

We are dedicated to Quality Control. Perfection is the goal of the quality control specialist. She strives to make sure each property is in excellent condition for each arriving guest. 
 

Reservation Center

The secret to our success is our revolutionary software system, Streamline.  Our revolutionary rental management software system allows us to book reservation, book reservations online, bill owners and vendors, issue annual IRS 1099’s, and allows us to continually seek optimization opportunities with regard to revenue.

In-House Accounting Department

In addition to the vacation rental team, we have another very important support group, our in-house accounting department.  Our accounting department is an integral part of our property management functions and is well recognized as an advantage on a local basis.  Most rental management companies have their accounting and bookkeeping departments located offsite, which can prove to be time consuming in finalizing certain accounting needs.  Immediate debt collection services are provided by an outside source should the need arise. 

Monthly, Ocean Properties Vacation Rentals, Inc. provides an owner forecast by taking applicable reservations and processing payments to the owners, less any management and cleaning fees.  We also have the ability to pay any and all bills for the owner (we require an additional reserve account and charge a small amount for this service).  At the end of the year we are able to produce for the owner a detailed monthly accounting statement and also a detailed annual recap of your rental property.
