Is there an application fee?
Yes the application fee is $50, for each applicant over the age of 18.

What documents do I need to provide before starting the rental application process?
Before starting the rental application, please be prepared to upload a copy of your driver's license or photo ID and proof of income (paycheck stubs, 1099, or bank statement). Your application cannot be submitted without these documents.

Are there any breed restrictions for pets?
Yes, the following breeds are not accepted: German Shepherds, Dobermans, Pit Bulls, Chows, Rottweilers, Akitas, or any mixes of these breeds, unless they are Certified Service Animals.
If a pet is accepted, there is an additional $25 per month per pet, and you must provide proof of pet liability insurance with a minimum coverage of $50,000 per pet. -
What is required for income verification?
You must provide proof of income, such as paycheck stubs, 1099 forms, or bank statements, and your combined gross income must be at least three times the monthly rental amount.

What is the minimum credit score requirement?
A minimum credit score of 600 is preferred, but we consider the full picture of your financial history before making a decision. Co-signers or guarantors must reside in Florida.

What rental history information do I need to provide?
You must provide contact information for your previous landlords so we can verify your rental history. This is a critical part of the application process.

Will a criminal background check be conducted?
Yes, we require a background check and cannot accept applicants with felony convictions within the past 7 years for crimes involving violence, property damage, controlled substances, or any sexual offenses.

What identification do I need to provide?
Please provide a copy of your current driver’s license or photo ID with your application.

When will my application be considered complete?
Your application will be considered complete once we have received a completed application for each applicant over the age of 18, a copy of your driver’s license or ID, rental history verification, and proof of income.

How long does it take to process my application?
Once we have received all required documentation, please allow a minimum of 2 business days for processing. If approved, you will need to sign the lease within 48 hours.

What happens if my application is not approved?
If your application is denied, you will be notified within 5-7 business days by mail, phone, or in person.

Is renter’s insurance required?
Yes, renter’s insurance is required with a minimum of $100,000 in liability coverage. If you have a pet, you must also carry pet insurance with a minimum of $50,000 coverage per pet.

When will I receive the keys to the property?
Keys will only be given after all parties have signed the lease agreement, all move-in costs (including prorated rent and security deposits) have been paid in certified funds, and proof of renter's and/or pet insurance has been provided.
