Our Location

Our rental office is located in the Ocean Properties Building at 3500 S. Atlantic Avenue, New Smyrna Beach, FL 32169.  It is located right across the street from the white, sandy beach that has made this area famous.  This central location allows our rental guests an easy check-in, 7-days a week.  Having our guests check-in at our office allows us the face-to-face contact that we feel provides a more personalized service.  Being 5-15 minutes from every property we rent allows us to provide superior costumer service with any maintenance issues, lock-outs or other problems our guests me have during their stay.  This central location also allows us to have contact with thousands of beachside visitors and potential renters.

We treat every guest like family.  All guests are required to check-in and register at our office upon arrival. We feel it is VERY important to have face to face contact with our guests. This allows us to provide a more personalized service as well as see firsthand who will be staying in your property.  Our dedicated rental agents are happy to respond to guests’ questions and needs, throughout their stay.

Maintenance Staff

We are the only local full service real estate firm that has an in-house maintenance staff to keep our vacation rental guests and owners satisfied.  Our team of maintenance technicians treat each property with the highest regard.  The maintenance staff is available 7-days a week in order to respond to any repairs or emergencies that might surface.  We also contract with many local vendors, who are licensed and insured, for repairs outside the scope.

Housekeeping

Ocean Properties Vacation Rentals, Inc. emphasizes quality control. Our property manager, maintenance and housekeeping staff ensure that everything in your property remains in excellent condition for you and your guests.  We will arrange for housekeeping after each guest’s departure. For owner stays, housekeeping will be scheduled upon the departure unless the owner informs us otherwise. Properties are inspected prior to a guest’s arrival and after each guest’s departure to maintain the integrity of your property.

We are dedicated to Quality Control. Perfection is the goal of the quality control specialist. She strives to make sure each property is in excellent condition for each arriving guest.

Reservation Software

The secret to our success is our revolutionary software system, Streamline.  Our revolutionary rental management software system allows us to book reservation, book reservations online, bill owners and vendors, issue annual IRS 1099’s, and allows us to continually seek optimization opportunities with regard to revenue.

Owners have access to their online account which offers a variety of tools specifically related to their property.  Owners can view their availability calendar, block off dates for personal use, view upcoming reservations, insert maintenance requests and more.  We feel this is an excellent tool to keep our owners up to date on rental activity and provides another great tool to service our owners.

Vacation Rental Staff

Our full time rental staff consists of five of the finest rental agents found anywhere. Toni Roe, Owner and General Manager, has been in the rental management business for over 30 years. Under Toni’s leadership, Ocean Properties Vacation Rentals, Inc. has become the industry leader in vacation rental management in the New Smyrna Beach area.

Carole Swan, Rental Manager, heads up the vacation rental division and brings 25 years of professional experience working in customer service and property management to the vacation rental team. Carole oversees the day-to-day operations. She is responsible for all areas of property services including housekeeping, maintenance, home inspection, facilitating quotes and upgrades, and communicating property needs to home owners.

Greeting customers with a smile, Rental Agents Jane McCartha, Tiffany Woodbury, Kim Boytos and Carole Smith are responsible for the day-to-day operations at the front desk. Friendly and knowledgeable, all are trained to book quality reservations for your vacation rental. With a combined 40+ years in the customer service industry they are both valuable assets to the vacation rental team.

Ocean Properties Vacation Rentals, Inc. is the only real estate company in the area that has an in-house web coordinator. Margy is responsible for our website as well as our marketing. She has over 15 years of experience in the vacation rental industry, holds her Professional Residential Manager (PRM) designation and is a licensed real estate agent

 

In-House Accounting Department

Our in-house accounting department is an integral part of our property management team. Most rental management companies have their accounting and bookkeeping departments located offsite, which can be time consuming in finalizing certain accounting needs. Ocean Properties Vacation Rentals, Inc. handles all aspects of the accounting from the moment a guest pays for their reservation to the time we provide each owner with a monthly statement along with their rental revenue. This includes paying and reporting State of Florida and County of Volusia sales tax on your guests’ reservations. Our Accounting Department also provides the service of bill pay. If any repairs or maintenance is done in your rental unit, we will handle paying the vendors and do so by tracking it on your monthly owner statement. We also pay for the housekeeping services for your guests as well as when an owner stays in their unit. At the end of each year, we provide each owner with a detailed year-end accounting statement along with a reservation recap of the activity in your rental property.
