Toni Roe, the owner and co-founder since 1986, boasts over 40 years of profound expertise in vacation rental management. Her extensive experience has guided Ocean Properties Vacation Rentals, Inc., propelling it to the forefront as the industry leader in managing vacation rentals in the New Smyrna Beach area. Toni’s visionary leadership and unparalleled understanding of the industry have shaped our company’s legacy, setting the standard for excellence in vacation rental management.

Kathleen "Toni" Roe

Founder & Owner

Toni Roe is the heart of Ocean Properties Vacation Rentals, bringing over 60 years of hospitality experience to the company she co-founded with her husband, Bill Roe, in 1986. Before starting Ocean Properties, Toni served as a flight attendant for Delta Airlines and owned a successful travel agency in Ohio. After relocating to New Smyrna Beach, she worked as a rental agent for several condominium communities along New Smyrna Beach, gaining firsthand knowledge of the area and its vacation rental market.

With her passion for travel, service, and helping others feel at home, Toni helped shape Ocean Properties Vacation Rentals, Inc. into the trusted, family-owned company it is today. Her dedication to guest care and industry excellence continues to inspire the team and guide the company’s mission.

In her free time, Toni enjoys spending time with her family and her seven grandchildren, cherishing the moments that matter most.

Carole Swan

Rental Manager

Carole Swan, our Rental Manager, brings over 30 years of extensive experience in customer service and property management to our vacation rental division. At the forefront of our day-to-day operations, Carole expertly manages owner relations and oversees crucial aspects including housekeeping, maintenance, home inspections, facilitating quotes and upgrades, and acting as the primary conduit for communicating property needs to homeowners. Her seasoned expertise ensures the seamless management of our properties, guaranteeing top-notch services for both guests and homeowners.

Margy Roe

Chief Operations Manager

Margy Roe, the youngest daughter of Bill and Toni Roe, is one of the driving forces behind our vacation rental company. With over two decades of industry experience, she carefully manages critical areas of the company, including business development, sales, and marketing. Margy plays a vital role in our efforts to optimize property revenue through effective revenue management strategies. She works closely with our team to maintain Ocean Properties Vacation Rentals, Inc.’s reputation for top-notch service, ensuring that every guest and owner feels like family. Margy carries forward the legacy her parents built, infusing it with her dedication and expertise, ensuring the ongoing success of our company. She holds her Vacation Rental Management Certification, a Professional Residential Manager (PRM) designation, and is a licensed real estate agent.

When she's not working, Margy loves spending time on the river with her kids, whether they're fishing, wakeboarding, swimming, or simply soaking up the sunshine together, it's where some of their best family memories are made.

Ashley Bremer

Marketing Coordinator

Ashley Bremer is a valued member of our marketing team, contributing her skills in social media marketing and graphic design to various facets of our marketing efforts. From managing our social media platforms to enhancing our website, capturing stunning photography, and creating compelling print ads, she plays a pivotal role in elevating our brand.

Ashley is currently pursuing her master’s degree in mass communication with a specialization in social media, she is continually expanding her skills to develop innovative marketing strategies and drive brand growth. Ashley’s, multifaceted contributions are instrumental in promoting our vacation rentals in New Smyrna Beach and showcase the exceptional experiences we offer to our guests.

When she’s not crafting engaging content, she enjoys spending her downtime on the beach, listening to the sound of the ocean.

Patrick Borcherding

Maintenance Technician

As a valued member of our in-house maintenance team, Patrick brings a strong work ethic and a solutions-focused mindset to every property he services. He plays a key role in performing inspections, preventive maintenance, and addressing routine issues to keep our homes in top condition. Patrick takes pride in helping create safe, well-maintained spaces that enhance the guest experience and protect our owners’ investments. His dedication and attention to detail contribute to the welcoming atmosphere our properties are known for.

In his free time, Patrick enjoys going to the beach and spending quality time with his grandkids.

Ashley Clay

Lead Maintenance Coordinator

Ashley brings over two decades of experience in the hotel industry to Ocean Properties, with a strong background in customer service, operations, and maintenance management. Her leadership and passion for hospitality ensure both guests and property owners benefit from efficient service and well-maintained homes. With a focus on preventive care and smooth operations, Ashley plays a key role in delivering exceptional stays and dependable results behind the scenes.

Ashley finds joy in life’s simple blessings, from riding her sports bike, dancing with her dogs to reggae music, and soaking in the peace of the ocean. She’s grateful for her faith, the love she shares with her husband, and the meaningful connections she’s built with her coworkers.

Sabrina Daugherty

Revenue Manager

Sabrina Daugherty is our accomplished Revenue Manager with significant expertise in the Vacation rental industry. As a licensed Property Manager and seasoned Revenue Manager, she excels in strategic analysis, identifying opportunities for revenue growth within property guidelines. Her keen understanding of market trends ensures agile adjustments to strategies as the market evolves. In the dynamic vacation rental landscape, Sabrina and our team are dedicated to adapting and optimizing, ensuring the ongoing success of our properties.

Sara Frankhouser

Certified Vacation Rental Inspector

As a Certified Vacation Rental Inspector, Sara plays a vital role in maintaining the high standards Ocean Properties is known for. Her thorough inspections help ensure each property meets our expectations for cleanliness, functionality, and guest readiness. Thanks to her attention to detail and dedication, our homes consistently deliver a pristine and welcoming experience for both owners and guests.

On her free time, Sara enjoys spending time with her family. She especially loves walking the beach in search of shells and sea glass, finding joy in the simple treasures of coastal life.

Chris Garzia

Guest Services & Reservations

Chris brings over 15 years of hospitality experience to Ocean Properties and is one of the first friendly faces guests see when they walk into our office. He is dedicated to providing excellent service and creating a positive first impression for every guest. In addition to his front desk role and handling reservations, Chris also supports our listings on platforms like Airbnb and VRBO, helping ensure each property is accurately and attractively represented.

Before entering the vacation rental field, Chris proudly served in the U.S. Army from 2005–2009 in Field Artillery as a Cannon Crewmember. His military background instilled in him a strong sense of discipline, teamwork, and dedication, qualities he brings to every client interaction.

Outside of work, Chris loves to travel, attend concerts, and spend time exploring Florida’s natural springs.

Ashlee Hardy

Administrative Assistant

Ashlee brings nearly two decades of customer service experience and several years in office support to our vacation rental team. While she doesn’t come from a traditional real estate background, she’s always been fascinated by homes and loves seeing all the different styles that come through our rentals.

She works closely with the county and state to manage short-term rental registrations, keeps our insurance records up to date, and assists the accounting department with special projects. Her attention to detail and positive attitude help keep things running smoothly behind the scenes.

When she’s off the clock, you can find Ashlee enjoying the New Smyrna Beach life, browsing the local farmers market, or boating with her family out to a little island to fish and unwind.

Renee Koonts

Guest Services & Reservations

Renee brings over 40 years of customer service experience to our team, with a strong reputation for going above and beyond to help others. She began her career in New Smyrna Beach hospitality at Coastal Waters Inn from 2014–2018, during the time Ocean Properties and Kelley DeSoto managed the property. She has also worked on occasion at Ocean Trillium. Known for her dedication, Renee is always willing to go the extra mile, and if she can’t provide a solution, she’ll make sure to find someone who can.

When she’s not assisting guests, Renee enjoys time relaxing and making memories with her family.

Megan Lessig

Certified Vacation Rental Inspector

Megan brings precision and professionalism to her role as a Certified Vacation Rental Inspector. She plays an important part in ensuring each property meets our high standards for cleanliness, maintenance, and guest satisfaction. Her reliable inspections help us consistently provide the quality experience that owners and guests have come to expect from Ocean Properties.

Her deep love for the community and passion for the vacation rental business have been driving forces throughout her career. Danielle thrives on working closely with vendors, inspectors, guests, and property owners to ensure exceptional service from start to finish. Her commitment to excellence and attention to detail guarantee that every stay meets the highest standards of cleanliness, comfort, and care.

Mary Jo Todorovich

Guest Services & Reservations

With over 40 years of experience in guest services, Mary Jo is the friendly face that greets visitors the moment they walk through our doors. She brings warmth, professionalism, and a deep knowledge of New Smyrna Beach to every interaction. In addition to welcoming guests, Mary Jo also handles reservations with care and attention, helping each guest find the perfect property for their stay.
