All guests are requested to check in at our office located in the Ocean properties Building, 3504 S. Atlantic Avenue, New Smyrna Beach, FL. 32169.
Our check-in hours are between 4:00 p.m. to 5:00 p.m. A photo ID for primary guests, MUST BE PRESENTED UPON CHECK-IN.
During peak seasons, including February, March, and June through August, we may not be able to guarantee your accommodations will be ready precisely at 4:00 p.m., however, we will make every effort to ensure a timely check-in and we will notify you promptly once your accommodations are ready.

What are the office hours?
We are open 7-days a week, excluding some holidays: 8:30 a.m. - 5:00 p.m.

What are the check-out instructions?
Check out is promptly at 10:00am on the day of your departure. Your entire party must vacate the property and keys MUST be returned to our office located at 3504 S. Atlantic Avenue. There is a key drop in the front door for early departures. Failure to check out on time may result in a $100 late fee.
The Property will be inspected and cleaned upon your departure and the cleaning fee has been included in your total rental fee. Departures later than 12:00 p.m. will be charged a full day’s rate. If you would like a late check-out, please make arrangements with us at least 24-hours before departure time. Late departure cannot be allowed if a new guest is arriving the same day. -
What is the minimum age requirement?
The reserving party must be at least 25 years of age and occupy the property for the entire rental period. High school or college groups, regardless of age, are strictly prohibited. Any group causing a disturbance or disrupting the peaceful enjoyment of neighboring properties will be subject to immediate eviction without a refund.

When are payments due?
All amounts due must be paid in full 60-days prior to arrival. Please include your reservation number on all checks or correspondence. Failure to make payments in a timely manner may result in cancellation of your reservation and forfeiture of any monies paid. Refunds or adjustments cannot be made for late arrival or early departure.

How much is the reservation deposit?
To secure your reservation, a $500 reservation hold fee is required at the time of booking, which will be applied toward the rental cost.
SECURITY DEPOSIT: Some properties also require a refundable security deposit in addition to the reservation hold deposit. If applicable, the security deposit will be refunded within 14 days of departure, provided no damage is found. -
What is the cancellation policy?
Should it be necessary to cancel your reservation, all prepaid amounts will be retained as liquidated damages unless written notice of cancellation is received at least 60-days prior to your arrival. Penalties will be waived if the unit is re-rented at the same rate, and for the full term of your reservation. All cancellations are subject to a $90 cancellation fee.
There are no refunds for inclement weather, including hurricanes, unless a mandatory evacuation is issued. Refunds are not provided for late arrivals or early departures. -
Is cleaning included with my rental?
Cleaning fees must be charged on each reservation as is based on square footage. Daily maid service is available for an additional fee. All properties are professionally cleaned upon departure.

Who is responsible for damages during my stay?
A Damage Waiver Fee is added to the total price of the reservation in lieu of collecting a refundable security deposit. The fee is $50 plus tax and is non-refundable. This fee does not release Renter from liability for damages. Ocean Properties Vacation Rentals, Inc. reserves the right to charge your credit card on file for damages.
If you rent a property that requires a refundable security deposit, the damage waiver will not charged. -
Are basic supplies provided in the unit?
Yes! Your accommodation is stocked with a kitchen starter kit for your convenience. Please note that we do not provide coffee or coffee filters. The kitchen starter kit includes:
- 1 roll of paper towels
- 1 sponge
- 2 dishwashing tablets
- 2 laundry pods
- 2 trash bag for the kitchen garbage can
Additionally, you’ll find:- 2 rolls of toilet paper per bathroom
- Hotel-size bars of soap at each sink and in each shower

Are linens and towels provided?
Yes, linens and towels are provided in all of our vacation rentals. This includes bed sheets, bath towels, hand towels, and washcloths. If you're heading to the beach, many of our properties also include beach towels, just check the individual listing or feel free to ask for confirmation.

Is WiFi available in the rental property?
Yes, complimentary WiFi is provided in all of our vacation rentals. Network name and password details will be included in your check-in instructions or can be found inside the unit on the router.

What is the policy for pets?
Pet policies vary by property and are subject to individual condominium association rules, which may include restrictions on breed and weight. All pets must be disclosed and approved prior to arrival. Approval is at the sole discretion of Ocean Properties Vacation Rentals, Inc.
Bringing an unapproved pet will result in a $500 fee. Pets are only allowed at designated pet-friendly properties. If a guest brings a pet to a non-pet-friendly property, immediate eviction will occur with no refund. Aggressive behavior, violation of breed or weight restrictions, or nuisance behavior may result in removal of the pet or full eviction without refund.
Pets must not be leashed or left unattended outside the unit, unless the property has a fully fenced yard. Pets may not be left alone unless securely crated. Pets are not permitted on furniture, in pools, or in pool areas. Guests are responsible for cleaning up after their pets and will be held accountable for any damage or excessive cleaning caused.
Pet Fee: A non-refundable pet fee of $175 plus tax per pet applies to all approved pets. -
Is there trip insurance?
For your convenience, and protection, we offer a travel protection plan covering the total amount of your reservation. The plan is OPTIONAL. This plan is available to residents of the U.S.(except New York & Hawaii) and Canada only. Please let us know if you would like to add Trip Insurance to your reservation.

How long is a monthly rental?
Monthly rentals consist of 28 nights (four weeks).

All online reservations are deemed accurate but are not guaranteed. All online reservations are subject to approval by management.
